[00:00:43] Now, this isn’t a fancy house. It needs a lot of work, but the price is right. So if you’re not afraid to do a little work, this is, you know, you’re going to build a lot of equity, a house like this for less than the price of bringing this home in. I’ll sell to you and you’ll have you’ll have the title being your name. It’s me, and I’ll show you all the faults. It’s not a fancy house. It’s got it’s got some sheet rock missing here. They had dogs and they scratched it up and little insulation there.

It’s got a little mildew there, primarily because they put a there’s a rug put a rug in front of the windows. The kitchen’s not bad at all. It’s got, you know, chipped here for Mica, which if you know how to do this, he just glues that on there. It’s got a stove, refrigerator. Now, that’s old refrigerator. But I assume it works.

Probably the window. You know, again, I’m not sugarcoating it. This house needs a lot of work, but it’s a 3 bedroom, one bath. It’s got a small bedroom here. We put new light fixtures in. It’s got no carpet on the floor here. So you figure on $100 or $200 for carpet in here. It’s got hardwood here.

But they didn’t finish it. But you can get that stuff here pretty cheap. The bathtub standing up. You can’t see that probably. But the bathtub is standing up. So that needs to be put in. We can even help you with that. I mean, we’ve got good plumber here and he’s very reasonable. He does. He does a good job for us. And he’s not expensive. Well, you know, if we have to, we can do that. If you’re a plumber, great. You can do it.
[00:03:06] But if you need us to do that, we’ll put we’ll put the top end for you. And here’s this bedroom, which is pretty good. It’s got nice closet. And again, probably some Chi-Rag damage there. The whole house, one sheet, one and a half sheets of sheet rock. OK. And then there’s a spot here where the roof leaked and that needs to be fixed and patched. Again, if you can do that, you’re in good shape. But again, I’ll sell this to you for less than the price of bringing a home in or out. You can buy this house and you can take off with it or you can buy it and leave it here. Lot rent here is reasonable. It’s a really nice community. Everybody like family here.
